Phlya is a contemporary residential building project, by Kordas Architects, in Chalandri neighbourhood, Athens. The architecture aims to create a balance between openness and privacy.
This residential development in Chalandri is situated in one of the most vibrant suburbs of Athens, just a short walk from its dynamic commercial center.
What sets this area apart is the seamless coexistence of a lively urban atmosphere with an unexpectedly rich natural environment, thanks to its proximity to the lush Chalandri creek, or “Rematia.” This duality of character became the starting point of the architectural design.
The vision was to create a contemporary residential building that interacts with the energy of the city while preserving privacy and fostering a strong connection to nature.
The design integrates the surrounding landscape through carefully curated view frames from both the interior and exterior spaces of the apartments.
The building’s façade plays a key role in this dialogue between openness and seclusion.
Sliding shading panels and balconies—designed as “external rooms”—allow residents to either engage with the vibrant urban surroundings or retreat into complete privacy.
This project redefines the meaning of “luxury” in a multi-ownership building.
Traditionally, luxury in architecture is associated with high-end materials and bold aesthetics. Here, luxury is expressed through the authenticity of spatial experience, the emotions it evokes, and its relationship with the natural environment and raw architectural materials.
Inside, the apartments prioritize functionality and comfort.
Open floor plans maximize natural light and ventilation, while large windows offer uninterrupted views, enhancing the sense of openness and connection to the outdoors.
By breaking the building’s visual mass into distinct elements, the design achieves a sense of scale that feels more intimate.
The material and color palette further reinforce this effect, with a warm, light-toned exterior contrasted by a darker central core.
This project reimagines urban living by prioritizing privacy, natural connections, and sustainability—elevating everyday life and setting a new benchmark for contemporary residential architecture.
